Important questions to ask when choosing your real estate agent:
How do you communicate with your clients as a Realtor®? Your time is valuable. Agents should be respectful of your time and communicate accordingly. Does the agent stay in touch via email? Text messages? Phone calls? Face to face meetings? Is the agent efficient and timely with your preferred methods of communication? Where will communication be coming from: the agent or others assisting the agent? Wayne’s Answer: The most important part of my business as a real estate professional is being available when you need to talk with me. I always answer my phone if I am available. I never just let calls go to voice mail. I promptly return texts and e-mails personally. I ask my clients how they prefer to communicate – voice, text, e-mail or in person – and then accommodate their preferences. My MBA degree from University of Colorado, and BA from University of Washington along with my decades of work in many businesses have given me the skill of effective communication – and I use that skill every single day. Are you a full time Realtor®? Full-time real estate agents typically are more focused and can avoid the distractions of other endeavors. If you’re from out of town can the agent meet with you on short notice to show you a property? If you’re selling a home, can the agent take all the calls that will come in from potential buyers? Will the agent follow up with potential buyers and showing agents? Can your real estate agent respond to communication from you, other agents, lenders, appraisers etc. without delay? Wayne’s Answer: Real Estate is my full time job. It has been my full time job for over 22 years. I am here for my clients, be they local or from out of town. I answer my phone when clients call. Even people that I have never worked with before will get the benefit of me answering my phone when other agents will not. Whether you have a general question, or are in the throes of a complicated escrow, know that I will be there to answer your call.
Do you work alone or with a team? If the Realtor is part of a team, be sure to ask who will be helping you all the way through the process of buying or selling a property. Is the agent only the “face” of the team? Does the Realtor just write the contract and show up at closing while assistants work with you throughout the rest of the complex process? Wayne’s Answer: I work alone and personally handle all of my transactions from start to finish. I want my buyers and sellers to know they can contact me anytime and there’s never a question as to who is working on their transaction. I do all my own showings of homes and also ranches and vacant land. I have spent many hours at large properties with a buyer or seller if that is warranted. I write all my own contracts. I collect all the required disclosures and signatures that are needed in today’s business. I do work at a brokerage, RE/MAX Success, that is made up of a true team of real estate agents. Every agent works for themselves, but we are all so unselfish that we are more than happy to help a fellow colleague when asked. What sets you apart as a Realtor® if I am selling or buying a home? Most all real estate agents do the ordinary things expected of an agent – put your property into a MLS System if you are selling a property and accompany potential buyers to look at properties. What sets you apart from ordinary Realtors? What added value do you provide to buyers and sellers? Wayne’s Answer: I let YOU reap the rewards of my decades of real estate knowledge. Whether that is knowing what price will sell your property for the highest amount in the shortest amount of time, or making sure you do not overpay when buying. I take my fiduciary duty to you extremely seriously. And ethics are a part of every decision I make, every piece of advice I give. My marketing plan offers numerous benefits including a personally managed dedicated web page for just your property (in addition to MLS, Zillow, Redfin etc. of course); professional photographs; drone photography; print advertising; social media posts; reports, maps, and more. I thoroughly explain the many real estate documents and communicate with showing agents to gain valuable feedback. When a property goes under contract, I communicate consistently with my sellers, negotiate on their behalf and ensure all dates and deadlines are met so we get to ‘closing’ without a hitch.
